Let CRS Appraisals be your choice for home measurement or floorplan services Get a quote nowWhat are home measurement services?A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property. How does a home measurement service work?During a home measurement or floorplan service, an appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and detailed floorplan showing the total area of the house and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more. When do I need a measurement service?Real estate taxesProperty tax records often reflect the wrong area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be taxed for more space than you actually have! Unless an appraiser has completed a recent evaluation or home measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth. Marketing a home or propertyA measuring service can secure fair market value for your property. Area is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a previous appraisal or measurement service executed by a certified appraiser (after any remodeling that may have affected square footage). Information for real estate professionalsTo make certain that your client's property closes at a price that appropriately reflects market value, we advise asking for a floorplan service for the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool to attract potential buyers because they can view the layout and characteristics of the property before and after touring.
